The only way out of the mortgage is to repay it, either with cash or other borrowing. Would the property realise enough cash to settle, after fees?

But it's early days. Give it time

Even if you put the property up for sale it is difficult for prospective buyers to get a mortgage until you have owned the property for 6 months.

How does your girlfriend feel about it? You keep referring to ‘i’ not ‘we’.

is it the house you hate, or is it living with someone (or the relationship)? Did you live with your girlfriend previously, or did you live with your parents?

I only ask because I found out very quickly that I didn't want to marry my fianc! after we moved in together. the relationship only lasted another few months after we moved in, however I have been in the house 10 years last month.

How many more times are you going to ask this question?
I can see 3 threads you've created in the last month.
And everytime the advise is the same, or haven't you read the advice?

I’ve previously lived with her and it the property that we don’t like we keep getting debt collectors and bailiffs at door looking for previous owner which has also contributed to us thinking this

Debt collectors will die down soon enough.

If you do not like the property, you are probably stuck there for a few months, there are options for buyers but their options will be limited.

You could potentially port your current mortgage to a new property - so that avoids ERCs, but you will incur more legal costs and stamp duty.

It's going to be way cheaper and much less hassle if you answer the door with a smile and explain that you just moved in. I had debt collectors turn up for a couple of months and one call from the police after a football supporter ban was breached, christmas cards have recently stopped and letters from their pension company still arrive. I've been here 13 years now. I mostly feel bad about the christmas cards because the sender doesn't think to include a return address themselves and I don't have a forwarding address.
