- And another common thing is part-exchange, which developers offer precisely because they'd otherwise struggle to find buyers willing to wait indefinitely

You are unlikely to find AST for less than 6m, The price of short lets 1-2m is usually double, so you might as well go for 6m AST. Maybe new build off plan is not the right choice for you.
Any new build that is not sold/reserved before it's completed is most likely:Look at lots of sites, you may find one has some houses which have not yet been reserved.
A) The worse plot of the site
Poor quality
C) Overpriced
D) A mix of A.B.C

It's been a steep learning curve. I hadn't realised that the developer will only release two or three houses at a time.
We're not in a screaming hurry but renting is throwing money away from our point of view so we'd rather not do it if we don't have to.
