Empty property- squatters

I am in the process of selling my late mother's home. It is empty. I have just learned squatters have moved in. They are not disgruntled tenants. It has never been tenanted, just occupied by my late mother.

What's the process of getting them out and how long is it likely to take. Should I get a specialist company to deal with it? I live 200plus miles away so it's difficult for me to be very hands on. Any help or guidance would be appreciated.

    Get a specialist company like Landlord action to do it for you. Might cost you more in ££, but far less in stress.

    Expect the property to be trashed, so get funds ready to refurbish, secure and sell/let/occupy fast to avoid getting the same squatters back in a week. Once they find an "easy mark" they are bound to come back, if the property remains vacant fro too long.

    As it's a residential property the police can remove them.


    Squatters only have (limited) rights on commercial premises.

    Squatters in a residential property have no rights.

    It is illegal. Call the police, ask them to evict them now.

    They can be gone today if you do this.

    Do not be put off by the police. Use the right words. Squatters. Not tenants/not ex tenants. Residential house. Squatting in my mother's house.
    Illegal since 2012. No rights. No tenancy agreement. No permission. Proper squatting the chimps are!

    Under Section 144 of the Legal Aid, Sentencing and Punishment of Offenders Act 2012, squatting in residential property became a criminal offence on 1 September 2012. https://en.wikipedia.org/wiki/Squatting_in_England_and_Wales

    Personally I would rather go round with a baseball bat but in your case I say call police
    An answer isn't spam just because you don't like it......
