Should have read "our next move"..so stressed can't even spell!

House recently on with estate agent, we had a few viewings initially and with one family who are interested in house, but have not sold as yet. The estate agent has advised that we should wait for family to sell and accept their offer, estate agent appears keen for them to buy property.
We are not so sure, as they have not sold their flat. Meanwhile there have been no other viewings since this family viewed house. No other potential buyers have appeared.
Also to add that Estate agent was also reluctant to let another interested potential buyer return for a 2nd viewing, we had to request that they be allowed to return to view our house again. We really don't know what to think but ultimately we feel that unless we just sit it out and wait for this buyer to sell flat, we will not sell our house as all viewings now appear to have stopped completely.
On asking estate agent about no viewings I was told that no other really good buyers have appeared and that we should wait for this family to sell their flat.(which has been on market since end of March)
What do we do? It appears that this estate agent is calling the shots, as if we have no choice but to do things their way.
If said family do not sell we have basically have had it, as estate agent appears unwilling to put any other buyers our way...just can't believe that we are in this mess.
Can anyone offer advice, has anyone experienced this before. what should we do.
Our ideal buyer would be a cash buyer as we need to move this year which is now looking less likely.

    If you're worried the EA is dissuading viewers, get a friend or colleague to phone up and enquire about your property.

    Lower the price, that will maybe attract cash buyers.
  • I did suggest this but my husband is adamant it won't prove a thing...mmm..

    It's a good house on at a good price already....but yes...anything will sell quickly for the right price....

    Get another agent on board, or use an online agent, like 99Home. They may try to put their commission rate up, but if you're not getting any viewings then there is no point having the property on the market. I also recommend doing your own viewings if you do not trust the agent is really trying to sell.

  • Many thanks for advice, very helpful. Presently I feel so stressed I just feel like taking house of market, as it feels there is little point in continuing this rather "shambolic" process.
    (We have sold a few houses before , this has to be the worst...!)

  • As suggested above, I would consider having a friend phone up and pose as a buyer to gauge the response from the EA.
    When going through the buying process I resorted to posting letters through home owner’s doors detailing my offer as on more than one occasion the EA did not forward the offer to the vendor.
    (Holden & Copley in case anyone has the misfortune of coming across them)
