Just to be clear on this thread - re the freeholder there are two issues:
1) you would need to own the space (they could charge a hefty premium)
2) you would need permission for making alterations to the space (you would be liable to pay freeholders costs for approving works / documenting the consent / dealing with insurers)

you might also need your lender's consent as its likely that this will impact their security (they might want to make sure your mortgage charge extends over this element of the property)
