Chimney stack removal

Hi, wonder if anyone can help me decide what I should be paying for a chimney stack removal. I live in a detached 1960s bungalow. There is a chimney in the kitchen and I want the chimney stack removed. A guy just came round (found him on checkatrade, he had great reviews) and he wanted £2500 just to remove the stack. Surely that's excessive isn't it? I was expecting it to be about £1K. Any help would be appreciated. Thank you.

The s affording alone that's needed won't be far off £10000

I'm hoping not. Anyhow, I put the job on MyBuilder last Saturday. Had 2 interested tradesmen but I rejected them as I wasn't impressed with their skillset/feedback. The ones with good feedback clearly aren't interested which I'm surprised about. The search continues.0

Dint forget its notifiable work which I think is £255 to bet BC round to look at it(could be wrong) plus if your talking about leaving the stack in place but just removing whats in the kitchen you'll need Structural engineer input plus all the making good. it's really quite an involved job. Those who risk nothing, Do nothing, achieve nothing, become nothingMFW #63 £0/£5000

I was chatting to a builder yesterday who said£5000 wouldn't be far off the mark to remove a chimney stack on a two storey semi.
He quoted health and safety and scaffolding hire and insurance costs.Norn Iron Club member 4730 -
We just had ours done in the week.
We paid 1500 excluding vat for stack removal, and then 600 excl vat for the breast removals 1st and ground floor. These are variations to an existing extension, and were on a party wall.
Then factor in the cost of painting / floor coverings etc...
Just stack on a single job would probably be 2k+ excl vat. But depends on size / location of it. Scaffolding was 700quid for us which was built in to the above0 -
Chunkytfg- I only want the stack removed, not the chimney breast so don'd need Building Control.0

Artytarty- It's a one storey bungalow but that price for a 2 bed semi sounds excessive to me.0

Anto164 - that sounds more like a fair price.0

You really do need to check with your local building control - You will be held personally liable and run the risk of prosecution if you get a builder in to do work that is subject to approval. In addition, you are altering the external appearance of the property which may require planning application. A quick phone call to check is all that is required.
Oh, and if you are in a conservation area, approval will certainly be needed for any work that alters the external appearance. Her courage will change the world.
