    It's surprising how quickly gutters can fill up, especially if they are a bit small for the size of the roof, or if the roof is mossy (birds knock the moss off and it rolls down into the gutters) or if there are a lot of trees nearby shedding leaves.



    [ I'm not convinced by the square ones, myself, they always look even smaller capacity in the downpipes and I'm not sure they run as well on the actual gutters in terms of keeping themselves free.]


    We reckon gutters need cleaning out at least once a year, sometimes more. I bet few householders do that...

    after reading stuff on here and issues with damp, I've begun getting my gutters cleaned as well, not expensive round here £35 a pop and get it done twice a year

    Many places have a bit of a "roof garden", and it isn't hard to fix.
    So as long as there aren't additional damp issues, it should all be OK.

    You could phone the surveyor for advice, detail, reassurance?

    I have managed to reduce the build-up in my gutters by using this material


    Most of the problem seems to be caused by leaves getting trapped and turning to leafmould. If they just sit above the gutter on the gutter guard, then they usually blow off.

    Water damage is possible with heavily blocked gutters, the gutter are not built for holding water and will eventually leak down on to walls etc. This is where you could get water damage...I would look for problem areas once it starts raining (anything pouring over)

    Depending on your area gutter cleaning prices can start from £50 up to £150 for a big detached, here in Essex we charge around £95 for a large detached.
