Changing rent due date as tenant

Hi,

I’m moving into a new property this Saturday and the rent due date is subsequently the 22nd of every month, I was just wondering if it is possible to move the rent due date closer to the end of the month, I’ve read online it is best to do this informally with the landlord so that a new contract does not need to be drafted. Just looking for advice mainly.

Thanks!

You need to talk to the landlord. You cannot do anything BUT talk to them, because you simply can't just unilaterally change it...

They may or may not want that change reflected in the contract. That's up to them. You can then decide whether you want to change after all or not.

bear in mind the due date may be tied into the date the LL has to pay his mortgage so the LL simply may not be able to change without mucking up his own finances
    Eeek.

[STRIKE]Seems strange. Tomorrow (Saturday) is the 21st, not 22nd. What date is on the tenancy agreement?[/STRIKE]

As explained, if you and the landlord mutually agree to change the rent due date

    * the tenancy agreement does not need changing
    * some written confirmation between you would be wise, to avoid any future misunderstanding ( eg a later claim of persistant arrears)
    * you should agree whether (assuming you are delaying payment by x days) you will pay an extra x days rent when the agreement is made, or make it up at the end of the tenancy.

Rent date shouldn't make any difference since you have to pay the rent every month anyway. If you know that your rent is x much every month when you get paid should make no difference because you don't have that money to spend as has to be put aside for rent. It is not a good idea to spend everything you earn every month in case you lose your job or become ill. You may need some savings to tide you over to pay the rent if you are not working.

The very same situation happened to me with one of my tenants.
She signed and moved in but when we went round to introduce us to her she asked about changing the rent payment date from the next payment days by about 5 days to bring it into line with her salary date.

I thought it was a reasonable request so we agreed the next payment would be for a full month plus the 5 days then a full month afterwards.

We both made a note of it in our TA and signed each copy.
So its all agreed and documented

I have done it - we just had to pay the rent for the days between the change and then the full months payment on your new date.
    e.g. change from 21st - 28th = pay 7 days rent on the 21st
Then on the 28th pay the full months rent for the following period.
