    The are many self builders learning as they go and sharing progress over at diynot under the /your-projects/ forum, the is a number of 2 story builds to look at. Most share the costing as they go, at the end, or if you ask. So find the completed ones to see the end cost.

    The way to save is to either employ properly qualified trades and project manage it yourself.

    Or do it carefully yourself if you're not worried about neatness.

    Scour ebay for bargains on materials and fittings that people have leftover from their own projects.

    You are going to finish up with a house that has cost more than the highest price you can sell for in your road so in the long run you are going to lose money if you sell. The other thing is that a two bed house extended is likely to have smaller rooms in the original part than a purpose build 4 bed house.



    It is probably going to be cheaper to sell that house and buy a purpose built 4 bed house in a road with other purpose built 4 bed houses. Rather than a 2 bed house with a cheap extension to make it into 4 beds that even then has cost more than the top price you can sell anything for in your road.

    Dont forget the months of mess and stress...

    We're currently in the middle of an extension and its stressful when there is no washing facilities, cooking facilities and mess everywhere!!
