Is my vendor or real estate agent lying to me

Hi elisen, at this moment in time I’ve not been able to find anything I want, and i need to know if there will be future movement etc. Had the EA just said the vendor isn’t willing to get a report and you’ll need your own name for your mortgage company, I wouldn’t be so annoyed, and I would see justification of getting my own structural survey done.
You are potentially spending hundreds of thousands. That is your justification for getting your own structural survey done, by someone you have chosen because they know what they're doing. In these circumstances if I were going ahead I would want my own survey. All shall be well, and all shall be well, and all manner of things shall be well.
Pedant alert - it's could have, not could of.0 -
Dude, you should always, always get your own survey done unless you are either a chartered surveyor, a builder or have looked at/bought so many properties you could probably qualify as either. Caveat emptor is the name of the game with property buying, certainly here and probably everywhere.
OK. God and the devil are having a boundary dispute. The devil refuses to budge an inch and God is getting more and more worked up, while the devil just laughs more and more at His frustration. In the end, God storms off in a huff, yelling over his shoulder, "I'm gonna call my lawyer!" at which the devil nearly pees himself. When he can speak again, he shouts, "Where are you gonna find a lawyer on your side?"

It’s not about my own survey, it’s about there being structural damage on their house and I don’t want to fork out the money for my own survey, just yet.0

Also I should use the right work - structural engineers report. I’ve already got my own survey. Their ignorance about the structural damage is annoying.0

If they have been renting the property out and have not been there for four years, they are probably one of the many landlords who don't give a damn about maintaining their property; they just take the rent until it falls down or flog it on to the unsuspecting.
I think you need to decide just how much of a project you are willing to take on and budget accordingly.

Caveat emptor - I’ve had a surveyor come out and have a look at the property and made his report. He’s told me to get a structural engineer. The mortgage company also told me to get a structural engineer.0

Then I think, realistically, your options are to follow their advice or move on and find something else to buy.0 -

Hi smodlet, I’m following their advice. I also wanted to save myself emotional energy/money with buying a house.
I’m trying to get the facts of the situation and I don’t know who to get them from or what to do. I’ve asked my family but none of them have been helpful. A guy at work told me to progress with the sale. Internet said subsidence can be insured etc.
So part of me is doing the best I can, the other part is making mistakes and there is another part that is making blinding mistakes that are so obvious to people on this forum.
I’m a single person trying to do the best they can. I have no friends and I’m honestly trying the best I can. I’m reaching out for help and guide ace.0 -

Probably the time to look for help was before you started the buying process, but you are here now and lots of advice can be found. I hope some of it helps. I believe there is a sticky thread but you will have to find it ^^ up near the top of this section.
I believe as you are so naive at the moment, this is not the house for you. As you learn over time and buying/selling things will change.63 mortgage payments to go.
