    There are a few generalisations here. There are newbuilds where I live which achieve the same price as new houses. I believe it is one of the advantages of having a Waitrose in walking distance.

    My brother has one in Kettering it's ok not the best quality and the finish isnt brilliant. to counteract something though he's selling for a 20k profit after two years

    Make sure it’s a true freehold and not a fleecehold! Google the term fleecehold and you will finds lots new builds which have estate rent charges. These are basically a service charge on a freehold, they’ll tell you that it’s a very small charge £100 per year maybe, however you have no control over future increase, the are uncapped and unregulated, be careful!

    Generalisations there may be, but nothing quite as cryptic as a response that considers 'new build' and 'new' as somehow different.


    Waitrose is not within walking distance of me, except on those rare days when I'm doing a marathon. If it were, then one of us would have made a serious error of judgement!

    Hi all - just an update on here!
    So we were very conscious of the fact that Kier PLC are struggling, and are now selling off their housing arm of the business, but they have sent a general letter out to everyone (I'm guessing - I have a household instagram and a lot of others on the same site/stage have had the same letter) to explain and advise that the house will still be built, that it will still be covered and have the same customer support as usual.
    Still a little nervous about continuing, but it is a comfort having that letter sent to us.

    Easy to write a letter, harder to actually deliver what you promise. Every company will say exactly the same right up to the second they fold as it's all based on confidence.

    Personally I wouldn't buy a house from Kier at the moment unless the property was virtually completed, or there was a very small period between exchange and completion.

    We are in the process of buying a Kier new build, due to complete End of October. I was the same as you, a little wary as doesn't seem to be much online about them, but I've had nothing but positive experiences with them, I really can't fault them at all. The house we've bought is so much nicer than a lot of others we looked at, and we got much more included than what is offered by other builders. The sales advisors on our site are so helpful and answer the million questions we have.


    We also picked our options last week so I can help you with those! There is loads to choose from without having to upgrade! I also have the list of options available. Feel free to send me a message on here and I'll help as much as I can

    We bought two new build houses over the years, they have both made good money, however this was due to a general increase in property prices. We are considering buying a kier home at the moment. I am not expecting to make a profit for so many years, however we are moving there to live in for at least 5-15 years, depending on what happens with our children’s education route.

    I have been posting on this forum a lot recently. We were looking to buy a renovation property, however backed out. I’m glad I did, as we have heard from several sources, despite it passing a structural engineer’s report, the owner was seen beforehand pouring concrete to fill up a crack. This related to subsidence. The point I’m making is that at least you know you’ve got some sort of guarantee with a new build. I’ve learned from this forum and my own recent experiences, speculating on properties and price fluctuations is for professionals.

    I would add however about the service charge. Do your research. Find out what you’re paying for. Our house now has gone up from £237 a year to about £500 a year in just 3-4 years. This is down to a bespoke sewage plant within the development, which kept getting blocked by people flushing nappies down their toilet. I think it’s just something you have to factor in and decide paying a small extra fee a month is worth it. Also, don’t be marvelled by interior decor. Look at the size of the garden. Look where the affordable houses are situated. Look at parking arrangements. Check if other large developments are planned.

    thank you for making me aware of this- we will definitely keep this in mind. We are only 2 minutes away from the site at the moment and have been able to see the site very frequently, and also get the letters through from the council as to what is happening in the area.
    They have knocked down the old shopping centre and are making a nice new one nearby, and also including two new parks down the road from us too which is nice :) there's a lot of improvements planned in the area that we are happy with, but we are still keeping our eyes open as to whatever else they are doing in the wider area! :j

    There will always be something you’re not happy with. Problem is, it might not be apparent until you move in and then you’ve got to ask yourself whether it’s so important in the grand scheme of things. For me, as long as it’s in the right area, it’s structurally sound, neighbours are ok etc I’m happy with that. Some people it’s having a driveway enough for several vehicles or I was told a person who viewed our home recently wanted a kitchen big enough for a central island. ��
