Corner Plot extension and Play Area Advice/Experience

Hello all,

We are looking to buy a new build, 4 bed detached corner plot property and wanted to ask the community for advice or experience on corner plots and if they have had the same questions below:

  • With a corner plot what restrictions could inhibit a potential for extension to either side of the property (with one side facing an entrance road into the development)? Have any members of the community had planning permission turned down because of a side extension into a corner?
  • Could a boundary structure (fence, hedge or plants) be erected around the lawn that sits on the corner of the plot prevent people cutting the corner/kids running on the grass - any ideas on what could restrict us here?
  • A play area (LEAP, LAP) will be in front of the property (across the road), amongst a green public open space, does the community have any experience on how this could potentially affect the resale value of a property and they have had any issues with play areas?

    Planning will usually limit you to only building up to the building line of the adjacent road. If the side of the house as built is already following the building line of the side road, that may in fact mean although you own the land you can't extend onto it.

    Likewise fences. You can put a 1M high fence anywhere, but anything taller may need planning and again you may or may not get it.

    Also there is likely a covenant with the house to say you can;t fence it in and it must remain open.

    If you are looking for a property with a view to extending it later, a new build is probably not the best bet, these days they already build to the maximum density allowed with little scope for extension,

    I live in a late 1960's build corner plot - which is bigger than what you get nowadays. Consequently have a large side garden, which these days they would build another house on. However, the restriction is that you can't build beyond the building line - which in my case is line with my neighbours at the bottom. Even in those days they worked the plots to the maximum. There is also a 'covenant' in place which restricts putting up fences as the 'estate' is open plan. I, therefore, have a fairly large side garden which has no practical purpose.

    Larac - I hope you don't mind me asking - but do you regret the purchase of the corner plot, given that you are unable to 'use' the side lawn/land? Or do you find the positive's outweigh the negatives?



    We do have a number of concerns that perhaps weren't fully explained during the reservation process and are now only coming out during the legal review process - i.e. restrictive covenants and the concerns surrounding the management company, not to mention the corner plot is also facing a play area. I am wondering if its such a wise decision and whether it would be worth pulling the plug on this and looking for something else.

    We had a corner plot house, non estate, in a village. thankfully there was plenty of land inside the building line and we built a large side extension. I did have a planning battle (won on appeal) to build a garage that went outside the building line.

    The corner plot was the original 'show house' on the development 'back in the day' We have subsequently extended the house as the plot size allowed us to to do this. My word of caution is that we had a late 1960's build which allowed us to do this. I live in a village where we have new builds which seem to go right to the margin in terms of space. Living in a 1960's build you have space between you and the pavement - the news builds all have blinds up as they are so close to the pavement. I don't regret the buy as although I am mowing a lawn to an external garden with little functional use it does gives keep the overall plot a reasonable size.
