    I sold through PB earlier this year. I didn't have any problems with the viewings, had quite a few offers and PB negotiated on my behalf; however, things deteriorated rapidly once I had accepted an offer and the agent I bought from ended up doing all the chasing on PB's behalf! I wouldn't use PB again.

    I can't comment on online agents but to add some balance many traditional estate agents are also useless. I particularly dealt with two relatively local agencies on a failed purchase and the purchase I did go through with. They were useless, kept phoning me instead of seller etc, even leaving a voicemail by mistake telling me what I had offered and they recommend I hold out for more......
    I'm sure what everyone is saying is true but beware I think the entire industry is useless
    An answer isn't spam just because you don't like it......

    £4.5k is peanuts compared to house value. If you think this is too much do you really need to move? Stamp duty, removals would far exceed this.

    You are making a serious assumption that you will get same sales value from online vs local. I always use a smaller local as it attracts less stingy buyers.

    Like you want to save £4.5k your buyer that comes to put up with an online seller will want £50k reduction as they would also have the same attitude.
    However the local upmarket agency who sell will get buyers who will pay a premium to avoid the hassle of bargaining.

    So think carefully, maybe in your area £350k is entry level so it’s going to attract a lot of bargaining but if it’s upper middle, different story

    I prefer bricks & mortar ea's & that's who I've always bought & sold through & always achieved speedy sales. When selling my last property I had 3 ea's to value & tell me their fees. My preferred ea (a small independent who I'd used before) offered me a commission at less than 1%. So my advise is to use a local ea who will actively work for you to help you achieve a speedy & problem free journey & a great personal service.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    We viewed a house via PB fairly recently and we weren't at all impressed. As others have said, the on-line booking system is pants (Our viewing slot was rearranged three times) and the agent, when he finally appeared (he was late and had obviously not long since got out of bed) was equally pants. He spent most of the viewing on his mobile (sounded like a personal call), knew absolutely nothing about the property and fairly rushed us around in his haste to get away. It put us off big time and we've never attempted to view a PB house since.

    I can negotiate any local indy down to less than 1%.

    I would never use one of these providers. I think you get what you pay for.
    My EA has been absolutely brilliant, and has proactively marketed my home. The sales progression has been brilliant too.

    I’ve just got SSTC for the first time thorough a traditional agent really good at keeping me informed fee1% and I live away so only option.

    I’m now buying there are two wastly overpriced and funnily identical semis both with PB in my preferred area. Looking on here as I have done for quite some while I really don’t want to even view them. Good look OP hope it works out for you and saves you enough money to be worth it.
