    I'd email now to instruct the solicitor not to exchange and also leave a voice mail. Then first thing Monday ring to make sure they got the message, assuming they do not open over the weekend.

    I already paid searches etc! I will maybe have to pay more but been warned about extremely bad neighbours off somebody in street so backing out.

    Have you seen any other evidence of these bad neighbours?

    Could the person who has told you have any other reason to get you to back out - like family member wanting to buy the house?

    My thought exactly... You back out, the seller needs a quick sale so their purchase doesn't collapse and then this persons friend/family appears and gets a bargain..

    I pulled out a couple of years ago on my first purchase, even posted here for advice. It is the best thing I ever did. Much happier with where I am now. I got a number of calls of Estate Agent, reminded them they didn't work for me so needed to stop bleating and i wouldn't speak to them again
    An answer isn't spam just because you don't like it......

    Have you checked that with other neighbours? Because one person's opinion isn't fact and sometimes those issues can be personal, not a general behavioural issue.

    Asking because we're quite normal people, but our old next door neighbours bad-mouthed us to everyone else around us and those neighbours' had their opinions tainted, and in turn bad mouthed us to our new next door neighbours.

    We get on well with our 'new' neighbours (still after 5 years ;)). The problem was the old neighbour.

    "Mr Number One" is another neighbour who likes to complain about everything because he's got nothing better to do. He's harmless as we never see him and he never speaks to us, but we're on named terms with environmental health and planning enforcement officers. :o. The EH man has refused to come out anymore.

    Just be sure that you're not listening to racists (our old neighbours) or Mr Number 1 (can go by different names; our friends have a Mr Wash-your-car). Check those facts and make your own mind up.

    Agents went off at me when I pulled out after searches. I told them what I thought about that. Disgraceful behaviour.

    Speak to your solicitor.

    Assuming England or Wales, you can pull out without incurring any costs bar your solicitors costs for searches etc.

    You have no contract with the estate agents, they work for the vendor.
    You have no valid contract with the vendor just yet.
    You will have a signed contract with the solicitors.

    Email your solicitor to ask them not to exchange contracts until further notice and to confirm receipt. Then call them first thing on monday and also ask them to acknowledge in email they have received your request to not exchange.

    Discuss with your solicitors costs you are liable for if you pull out.

  • I’m so anxious of the fall out tomorrow. I’m selling house with same estate agents could they cancel that. It’s a separate sale and purchase so won’t cause chain to crash
