    It's actually very good. Some of the plans are interpolated over the top of the OS maps in a slightly diferent projection so I'd never rely on it for boundary confirmation but for a free look-see of all of the neighbouring registered land plus all of the other information that they provide I'd definitely recommend a free account.

    Thing is the only one that counts is LR , and if it's not registered you will have to go through the process.. if you don't and you decide to sell your buyers will want to do the same.

    A site visit will probably be part of the process and only possessory title will be given.. rely on your solicitor

    Yes my sol has said I will have to go via squatters right. I thought this was going to be such an easy chain. I’m in private rented moving into an empty house and then this :rotfl: I’m just hoping it doesn’t take months :(

    There's an explanation of it within the last couple of months by the Land Registry Rep on the Land Registry questions board.

    We actually went through the process after buying as it didn't affect the valuation. Much easier - it did take a couple of months and that was before the massive backlogs that the LR have now (although they will expedite where there's a sale involved). It would be worth asking the mortgage company for a revaluation without the land. It wasn't a risk to us, there were so many aerial shots on Google Earth of the land within the same boundaries for years.

    I would still check the planning portal for the area, can often throw up results that are of interest.

    Yes I do that check even before viewing a house or flat. That way you find out whether that lovely view of the field behind has an application for 200 houses.

    "Street name planning" often find one to get started.

    If they have the map interface it is really easy to find planning and building regs.
