    I would go on a rolling contract. That's what we did. A sensible landlord won't ask a good tenant that pays on time and keeps the property in good condition, to move.

    Either in line with whatever was written into the original tenancy agreement, if anything (have you read it?), or by serving a S13 Notice. See

    As for the renewal fee, again, have you checked the originaltenancy agrement to see if i was written in there? If yes, it can be charged (till 2020). If not, it can't. See

    As for going periodic, read

    * Ending/renewing an AST: what happens when a fixed term ends? How can a LL or tenant end a tenancy? What is a periodic tenancy?
