Ground floor maisonette extension

Hi All,
I have seen in the news that the new law allows home owners to build extensions without planning permission as long as it meets certain criteria.

would this apply to a purpose build maisonette ?
I already have an old conservatory that doesn't look good from the outside and by building the extensions it will actually improve the look of the outer space.

Could some one shed some light in to what is allowed without planning permission ? and also what is the process to make sure im doing it properly ?

Many thanks
Yaman

Flats (Maisonettes) don't have Permitted Development rights. You'd need planning permission as well as freeholder consent.

It probably wouldn't be much of an issue if it's replacing something already there.

To make sure it was ' done properly' in a physical sense, you, or more likely your builder, would also have to ensure the structure and services comply with the building regulations.

That comes after getting the permission to make the alterations, which is the first step. It may be helpful to explain that your council has two seperate departments; one to determine matters of planning and another that looks after the way those plans are physically carried out.
