Building Regs Certificate

We have sold our property and a few months ago I had a new consumer unit fitted. During the enquiries it has come to light that we don't have a building regs certificate for the work the electrician carried out. We have the EIC, which I have already passed on, but I had no idea a building regs cert was also required.


Anyways, I have been chasing the electrician for nearly a week now and can't seem to get him to send it, despite numerous promises. This is the last thing needed to clear off all the enquiries and then we are done on the selling side.


Does anyone know if I can get of copy of that certificate elsewhere and if so, where?

    That's all you need.


    The EIC, issued by a elecrrician member of NICEIC, acts as the installation certificate. See

    I wonder why my solicitor is pushing me to get the Building Regs certificate then?

    I am still struggling to get hold of the Electrician, but he is registered under the NAPIT scheme, so maybe I could request it off them? Or if I say I am having trouble getting hold of him, do you think they would be happy with just the EIC they already have?

    Contact NAPIT.


    Or simpy instruct your solicitor to refer the buyer to the EIC.

    Some solicitors really don't know what they're asking for. They're not trained on the detail of what permissions are needed when.

    The EIC is a certificate showing that the work conforms to building regulations. Registered electricians are able to self-certify, essentially. You need one or the other, not both.
