Student tenancies in my experience sometimes tend to spread the rental payments differently to calendar monthly.

As a parent of a student I have seen at least 4 tenancy agreements where the payments have been structured to make payments in July,october,january and April.

Tenancies are usually signed by this point in the year so the first payment for a property to cover the 2019/20 academic year will usually fall in july

These have all been for 43 week tenancies that begin 1st sept...so clearly in this instance a payment is due before the actual occupation of the property.

This isn't confusing it with any deposit

The OP needs to read carefully the terms of the particular contract that they have an interest in to establish what payments are due and when and pay particular attention to any cancellation clause or transfer of occupation clauses which may prove to be the "lifeline" for them in this situation....if the town where the uni accommodation is as popular as they were led to believe it still shouldn't be that difficult to relet the property once students finally confirm their intention to study there...
