OP, be warned about Crashy. He's a troll. He sold to rent in 1996 because he thought prices were too high, and has rented a bedsit in Scotland for the last 23 years.
Here he is in a thread from this time last year. Someone was offering their house at £92k having been told by 3 estate agents that it would fetch about £90k. Crashy's insightful advice was to drop the price to £70k:

The house can now be found on Zoopla as having sold for £90k not long after.
How much do you think it will sell for next time? You seem very emotionally involved in a stranger not having to drop their house price too far for some reason?0 -
Sometimes you get the feeling that it isn`t just certain posters who have a strong attachment to high prices for basic shelter.

Wonder how accurate Zoopla are in comparison ?0 -
Great result, well done.
The house sounds a good choice for you.0 -

This one? Do you know the date it sold, can`t find it on your link?0 -
Well done - If you don't ask, you don't get. New builders have schemes where they pay stamp duty, free floors fittings and should be able to put a £15k discount if their house is over priced. Once you move in you will find not everyone has paid the same price for house next door to you.0
