    Landlord is responsible for the maintenance of the outside of the building, that's the law.
  • 4 years of tenancy I presume paid on time. And you can probably claim £50.

    Really, what are you trying to achieve here? Bent doors (are they really expensive antique ones), some marks on vinyl (yuk) floors and dirty windows?

    Sounds like a fab tenant - if you asked to keep the deposit for these things I would take it to arbitration.

    The tenant is responsible for the cleaning of the windows...it may be an area you disagree on but I have never had a deposit deduction refused yet for window cleaning,(if needed and supported with the correct inventory evidence) with TDS

    How old are the doors. If they weren't brand new 4 years ago (and even if they were), check if the hinges are moving and for cracks in the surface under the hinges. Its just happened to me on some fairly old doors, no hooks or weight added, they are just old tired doors. Will be replaced. This is just what happens to doors. I suspect this is what you will find as doors themselves don't normally warp, the hinges can start moving and the edge of the door taking the hinges can crack.

    Agree with the comment on wallpaper, not the best surface for a rental. A painted surface is much easier. Wallpaper is great for the property you are living in, not for a property you want to rent out.

    Laminate floors don't last as long as you might think. How long does depend on age and quality. Only you know that.

    You can, of course, take what happens to the deposit to the deposit scheme but you might be disappointed. Up to you.
