FTBs and have received the following message back from solicitors and have attached the environmental report
Its a 50 page report and I am just pasting the summaries
Any suggestions shall I proceed with the Home Check Flood Report (Solicitors suggested) and Radon testing kits.

I have carried out an environmental search on the property and enclose a copy of the same for your information and perusal. You will appreciate that the search result is outside our area of expertise and as such we are not able to advise you on the same. If you have any queries regarding the same then we would suggest that you contact Information Group Limited helpline of the government agency the details of which are referred to in the search result. We also refer you to the section at the back of the report relating to home environmental insurance which you may wish to consider taking out to offer you further protection. I would ask you to deal with the insurance company in this regard.

My property came up as having a potential radon risk. I’d never heard of such a problem in London, turned out to be a pretty blunt assessment about the existence of underlying chalk. Decided to take the risk, did the radon test after I moved in.
It takes 3 months, so would substantially delay your purchase. FYI the result of the test was that radon levels were so low as to be non-existent for all practical purposes.
What is the geology of the area in which you are buying? Find out, then think it through. If the property you want to buy has a potential for high radon, then so will every other property in the neighbourhood. Then think about just what is needed to mitigate the risk - probably more ventilation.0 -
Flooding - report says no historic flooding near the property so flood risk would not be a concern to me.
Radon - if it's not built on or near granite - which I understand can be a source of radon - then again would not be too bothered.
At the end of the day it's for you to make your mind up about whether you want to continue or not.

I don't pull up people for grammar on forums, there's no need. But in a professional report where attention to detail and pedantry is important, this is a big fail.0 -
It’s called being pedantic and I thoroughly approve. Only someone with a poor grasp of language skills would use an apostrophe for a straightforward plural.Mazibee just google "greengrocer's apostrophe".

I have just cut and paste from the original 50 page report, so what I am understanding is there is grammatical mistakes in the report making it look unprofessional and the contect of the report cannot be trusted.0
