Order of doing up a house thoughts and ideas - reposted

hi there, I posted this once before and now i come to need the info and can not find the original thread. I am guttting and doing up a 2 bed house and was planning on the following order...
tidy any missing/broken rooftiles
windows measured
clear out rubbish, kitchen etc
fires unblocked/cleaned if neccessary
electric rewire 1st fix
insulation for loft
central heating instal
instal windows
replaster (would you take radiators off to replaster or fix them on afterwards)
instal new bathroom and kitchen
flooring
electrics finished
decoration
finish garden and outside of property
Do you think this makes sense ?????

You fix your radiators on after the plastering.
We put kitchen and bathroom floors down before the fitting. We also tile the bathrooms before fitting. It just looks a lot neater and more streamlined. Carpet last, of course.
If you are selling on, then your garden and outside need attention. They should'nt really be last. Gardens can sell houses and many developers leave them as an afterthought or neglect them altogether. It should be tidied and cut back before it all starts growing as it's a lot easier to deal with it in the winter. Any new grass etc. will also look more established when you get round to selling. Though you won't be able to lay it for a while in this weather, I think. It's also nice if the outside presentation is good for a little while before you hit the market as it attracts attention.Everything that is supposed to be in heaven is already here on earth.

sounds good, do you think the rest makes sense. with plumbers, electrics. all have said they dont mind if they work at the same time or seperate one after the other. from your experience is it better to have tradesman in at the same time or keep them apart0

You can easily have a couple in at the same time.
You can have the electrician and plumber in at the same time as they will both be lifting floorboards etc. so it makes sense.
It's a house. Tradesmen don't generally need to work in the same room so they shouldn't get in each other's way.Everything that is supposed to be in heaven is already here on earth.

If you can get hold of a copy of Terence Conran's The House Book there is an excellent building work schedule in there. The book is years old but the schedule holds good today and is very comprehensive - all the stages between digging out the foundations to putting out the ornaments.0
