    the garden photos are not good. they are taken from too high up so the fences appear low and it appears that you are massively overlooked. You're probably not, but if they took those photos from the right angle, it would be better

    A good price will compensate for bad photos.

    Good photos will not compensate for a bad price.
  • Get some better photos and plan/details done, and don't forget that you've only been on the market for 6 weeks. A second price reduction in 6 weeks will either look like you're desperate, or that something is wrong with the house.

    I dated the kitchen at around 2003 but it looked perfectly good to me, Don't over spend unless its your forever Home, could you have not just changed the doors and counter top.

    No, we didn't buy to flip. Partner bought it 6 weeks before we met, was meant to be his bachelor pad :rotfl: Life changes...

    Was up for £240k back in 2016, was knocked down for kitchen, boiler and bathroom works needed (and general updating).

    Not breaking street price as there's only a few houses here and they're all different designs/layouts. Generally in the (very close) area we have seen 3 beds going for mid 240s...

    Personally I'm not a fan of the current trend of grey being a predominent colour in rooms. It's a cold & drab colour to me & I like rooms to look warm & inviting, so none of your pictures would make me feel as if I'd like to view as I'd be thinking I'd need new carpets & flooring, a paint job everywhere & probably new kitchen worktops. All well & good if you get a property cheap enough to allow for such changes, but not if you feel you're paying at the upper end of the market.

    If you can try to add a bit of warmth & colour into the rooms it might help & avoid pictures that make the garden appear completely overlooked might be a help too.

    I don't know the area so can't comment on price, but when you have to take a hit on the sale price it helps to work out how much in rent you'd had to have paid out during your time of living there had you been renting a similar property & often you'll find you're not out of pocket at all.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    How did you choose your agent? I had serious house envy with many they have for sale at higher prices than yourself.
    The next house in the listing STC is larger and offers the chance of converting the integral garage so yours appears to be overpriced by comparison.
    Sorry but nothing wows me about your house, Your art work looks a little small and hung high. Two of the four chairs at dining table face the wall. The third bedroom isn't shown as a bedroom and the only bathroom is described as the principal rather than family bathroom. I doubt only guests use the wc.
    Whilst I personally like white bed linen and towels you could redo pictures injecting some colour with cheap throws over sofa and end of bed, change dining table for a round one with bowl of fruit or vase of flowers and inject some interest into the garden by extending edge along pavement and fixing trellis panels to wall. All for less than £500

    Honestly the house looks better in the 2016 listing. None of the improvements you've made make a noticeable difference, the old kitchen and bathroom looked fine so I wouldn't consider their replacements anything worth paying extra for.
    Lack of detailed floorpan will not get me through any door . I can see the decor and garden from the pics but I have to have room dimensions in metric and imperial so I can really visualise the house and what I can possibly move or change well before viewing.

    Honestly, some of the photos are awful. All odd angles, some make the rooms look really distorted and there’s really nothing inviting about them. I’m sure the house is actually nicer than the photos make it look.
    Everything will be alright in the end so, if it’s not yet alright, it means it’s not yet the end

    Now ive had time to look at the street its always lagged 30K behind the closest match, starting of 10k cheaper as new, so it could possibly get 240 but i think closer to 230-235, its not the easiest time to sell so could just be a long wait.


    It looks the smallest model on the street at only 72 SQM

    The mistake a lot of people make is that they put in a new kitchen and bathroom and then add that cost to their asking price as if they were selling a house with a new kitchen and bathroom but of course they aren't they are selling a house with a second hand kitchen and bathroom. So whether the kitchen is 2 years old or 10 years old doesn't make any difference to the price because a 2nd hand kitchen is not worth very much. So your cosmetic improvements now have the same value as they did when you bought the house with a 2nd hand kitchen and bathroom your replacement cosmetic improvements are now all 2nd hand as well and don't add value.
