DIY House Selling Advice

Hi, has anyone ever sold their house without using an estate agent?
Can anyone recommend a site to advertise on, or any other advice regarding this topic?

    I sold my last place without using an EA.
    I research the value. Paid for a web site https://www.myhouseaddress.co.uk and paid a mate to do me a web site inc photos modelled on a typical EA listing on rightmove. The web site included all the info on energy ratings etc. I had some correx For sale boards printed locally to display in the garden at the roadside.
    I was confident that there would be interest in the house. A buyer turned up and soon after agreed to buy but said that he needed to 'take some advice. A week later, no offer had been forthcoming and I rang him to ask what was happening. He said that an EA had warned him off buying for no specified reason. He said that he didn't know what to do and seemed to think that he needed to employ an EA to represent his interests. After a chat he viewed again with a builder mate in tow He made an offer, we each employed a solicitor and it all went through on schedule.
    So, quite possible, You do need to make your offer presentable and compete with conventional EA ads and be prepared for attempted sabotage by 'the trade' I did intend to pre vet Viewer and restrict those who had not already got a buyer or were in a position to buy to avoid getting tied into a chain that could be longer than necessary.

    This was good to hear but, many people will not have a mate who can build them a website to sell their home. So you were very lucky. Thanks for your response.

    We sold without an EA about 5 years ago. It was a popular location so all it took was a 50p card in the local post office window. We had several viewings in the first couple of days and an offer for the full asking price in under a week. No issues at all with the process from there on.

    The key will be how do people that might be interested find it.

    These days you need a link on the main web sites that people look at.
    (eg. rightmove)

    That catches those that are looking but may never find it other ways like a drive past and see a board or local adds.

    Some of the cheaper on-line are probably close to DIY if you do the details yourself to a higher standard.

    A link to a fancy PDF on a hosting site along side the basic details can help but most will work on the stuff they see and not click through.

    What ever route you take make sure the floor plan is top notch and accurate dimensions in imperial and metric.

    read a few of the why do I get no viewing threads to see what not to do.

    If you will get a lot of passing traffic and it is easy to find a similar property (estate) and there are others for sale a big sign with a better price might get people to knock on the door or call a number.
