    My friends/neighbours did this and were happy to let it or sell it. Lucky enough to sell it in the end before finding someone to rent it. Would have thought this was the most common option when it's up for both.

    I also know a some LLs who are doing this.

    Ideally they want to offload (sell) their vacant properties, but the market is stagnant and they have doubts that they can sell at a reasonable price.

    So they advertise for tenants, in case it doesn't sell.

    Maybe they'll leave it up for sale for a few weeks, and if no buyers show an interest, they might then have a few potential tenants lined up in the meantime.


    (Maybe that's unfair on potential tenants who might be wasting their time viewing, if it gets sold... but I guess that's the property world. )
  • One of the flats above me ,was put up for sale last summer. The tenant who was renting was still in there . I saw the price and pics on the right move website . It didn't sell . It was very cluttered for a small flat tbh .
    The tenant moved on around November . The landlord redecorated it ,and decided to let it out with a different estate agent . The tenants have been there since the end of March .
    I'm surprised it didn't sell tbh . Despite the clutter , it's a nice flat.
    Maybe it was due to the tax year ?

    The estate agent put a double sign " let by/ "sold" in a piggy bag effect . All well and good . The annoying thing is, it should've been removed by now . I took signs down as they are there too long ,
    in front of my window . Last week the estate agents sent a contractor to put it back up . I sent them a polite email asking how long do they intend keeping it up ,as the flat now has new tenants . I got an automated response . A couple of days later I took the sign out and left horizontal . If they send another guy around to put it up again, I will remove the next day .
    Sorry for the slight rant :o...
  • It's a seller thinking tenants are stupid enough to be a cash cow while prospective buyers view the property at the tenant's inconvenience.
