Looking for advice!

My Fiance and I viewed the above flat, completely fell in love with it and secured it through the Estate agents there and then. The home report was conducted within the last 3/4 weeks. Would it be worth having another survey done regards information on Damp/Woodwork? Or would it be ok to go ahead with it all and have a survey done later down the line due to the report being fairly recent? The report showed the damp issue to be a '1' and that recent work had been carried out. The floorboards in areas are also uneven, could this be a potential big problem?
Also are there any sites/people we can contact to see any plans potentially going ahead with the whole building? Or will the solicitor discuss this with us!?

Are you a cash buyer or buying with a mortgage?

If you mean communal repairs etc, your solicitor gets this info via the sellers' solicitor. You won't be able to get any info directly from the factors.Also are there any sites/people we can contact to see any plans potentially going ahead with the whole building? Or will the solicitor discuss this with us!?

It's entirely up to you. Are you happy with the home report? A 1 on damp shouldn't be an issue. Uneven floorboards could be something or nothing, but the home report won't tell you. That's why people get their own surveys.
I'm of the mind that I'd get a survey whatever the home report said. Home reports, even in Scotland, are very basic. For instance, I'd want to find out the situation with that external (gutter?) above the flat (ground floor right?) and check those exposed brick sections inside.
Everything looks freshly painted as well, which is nice, but is it covering anything?
Also non home report related, are you from Paisley? I would definitely visit the area or have a wee car camp out for a few hours at different times of the week (esp a Fri or Sat) later at night to make sure of the area and neighbors.0 -

As the home report is recent, I am happy enough to go ahead with an offer prior to getting a survey. However I will be getting an extensive one done, due to the age of the building and the areas you've explained above.
We have seen some online threads etc regards re-plastering and painting over potential damaged areas. Definitely an area to have looked at.
In regards to area, I am aware of the usual suspect Paisley areas! We had a good hour sat at the location over the weekend. Never saw any concerning issues, but will return at an evening next weekend! It is actually a surprisingly quiet road with not a lot of movement which is good!

Awesome, sounds like you have a good head on your shoulders! You're lucky it's fixed price as well...what I would give for a fixed price in the area I want to buy :rotfl:
Paisley is great value in the right places, and the flat looks lovely. Like you said, you just wanna watch the area but if you've done a stakeout you're ahead of the game.
