Joint Mortgage - Spouse Visa

Hi all

really would like some advice

background : I am holding spouse visa - 2 years and 5 months and around 2 weeks left on my current and first spouse visa ; husband as British Citizen . I have been living in UK for 2 years and 9 months with the first year holding student visa. And my current credit score is good, would say 90% able to apply for a mortgage.

I am just wondering if anyone ever been successfully applied for , a Joint mortgage (one with spouse visa) with LTV as 85%. I have seen quite a lot of posts online saying has to be 75% min. I have done some researches, limited high street banks claim as long as one of the applicant has got the right to abode, the joint application would just be treated as both having right to abode.

Would like to seek for some advice. Don't want to ruin husband's credit score and wait for another 3 months.

    Not the exact same situation but we did get an 85% LTV mortgage while we were non-EU citizens here on Tier 1+dependent visas, using a broker.

    You don’t have to play hit and miss, consult a mortgage broker and he/she will give you a realistic idea of whether or not you can get a mortgage. I dare say your situation is not too uncommon in places like London and the SE.

    does using the broker affect the rate you are getting or the underwriting part of the mortgage?

    A one off credit check even if declined will not ruin his score, nor will it prevent you applying for 3 months.

    Theoretically you could go up to 90% possibly 95%.
    The devil is in the detail, if you have no credit then you are going to struggle more than if you have a bank account, mobile phone and a credit card (and have done for say 2 years).

    I would imagine it will be possible, but difficult to say for sure.

    do you mean as long as we can pass the credit check, the visa isnt actually a problem ?

    In order to get a Mortgage you have to:
    1) Fit Criteria,
    2) pass the credit check,
    3) Pass affordability.

    If you do not pass all 3 you do not get the mortgage.

    What I am saying is if you were declined it will not stop you getting a mortgage for 3 months or ruin your partners credit score. As to whether or not you can get a mortgage, there is not enough information but nothing you have said makes me think you will be unable to get a mortgage.

    I have been browsing banks lending criteria, some of them needs mini of 2.5 years remaining on their visa, but I only have 2 years 5 months and 2 weeks :rotfl:

    This is possible, subject to credit history and other factors. But you should have options with less than 2.5 years left on your visa.
    Doing one very similar at the moment for a client, the detail will matter.
    Get a decent broker on this for you and it should be possible.

    We have applied before.. and all passed except for my credit score (and I am british) but my wife had no issues...
    365 Day 1p challenge - £371.49 / 667.95
    Emergency Fund   £1000 / £1000 ( will enlarge once debts are cleared)
    DFW - £TBC
