Help with selling a property & getting planning permission

My nan is wanting to sell her house and has a large plot of land which belongs to her.
We would like to sell this, but her house and land is completely surrounded by houses and flats, we think that it would be easy to get planning permission on the property and want to know if it would make the property worth more to do so. We have not had the land valued as of yet, the house itself (using online tools) said it was worth around £203,000 (average).
We want to get as much money as we possibly can so we want to know if we should get an architect or someone to help us with valuing the land and if getting planning permission ourselves would make the property/land worth more.
Any help on where to find information on this would be greatly appreciated. :rotfl:

Planning permission for...what? The local planning department's website is likely to have information about their policies. Are there other properties nearby which might give clues about what's likely to be permissible?
If it's "easy" to get planning then it might not add that much to the value, as any buyer could just as easily get the planning as you.0 -
If the land is completely surrounded, how would you build anything on it? How would you get the materials and services on site?
As has been said, check the local planning policy. Most Council's also offer pre-application advice which will let you know if they would consider granting an application.
Just because it is surrounded by houses doesn't mean that they will allow further development, they may deem it to be overdevelopment.0 -
Are you thinking of demolishing her house and using that as access?
Have a look on the Councils Planning Portal and look for similar (successful) projects and get the names of the architects that they used.Never pay on an estimated bill. Always read and understand your bill0 -

If the plot of land is large enough to get several properties built on it then you probably need to speak to a Planning Consultant rather than an Architect. However, bear in mind that planning fees are set based on the size of the development - and there will be design costs to pay for before you can make an application - so you might need to find a considerable amount of money up front to get the permission, and it may be a long time before you can sell the property and get your money back.0 -
