    It seems there is a probate company dealing with the house sale. There are three children and two don't speak to each other. One if them is responsible for dealing with the probate company. It also seems the mother took some equity relief from the property before she died to pay off some debts accrued by one of the children.

    Any offers go to the probate company via the EA. The company then tell the son who is supposed to discuss it with his siblings.

    Apparently I could stop all this by offering the asking price as the company are able to accept that. Anything else has to be discussed with the son.

    I phoned the EA to get a better picture and this is what I was told. I think I will keep my offer on the table but go and see some other properties with a little less baggage.

    Many thanks for the advice, it really helps to get some different opinions.

    Seems the best course of action. You never know over the long weekend they maybe some movement. I'm sure the EA is being proactive on the other side.

    Think you are right, sounds like there is an awful lot of bickering going on in the background. Nothing like relatives fighting over money and 'unfairness', who has done what to whom etc. Its a shame but probably a situation best avoided.

    Is the house worth the money offered, with the work you want to do on it?

    The house is what we were looking for and ticks so many boxes. I actually thought it was a good price and when we offered less I thought that would just start the negotiations, I'm really surprised we are the only ones to make an offer. That's made me wonder about the price. It does need a lot of work but mostly cosmetic and doable. There is potential to extend but not something we would consider for our needs.
    We hope to retire over the next few years and I could see us taking our time to put our stamp on it.
    I think after the advice here I'm just going to see what happens. I haven't had a no yet. So will await their next move.
