Searches

Hi all,

I'm a FTB and I am currently in the process of buying a new build house. My solicitor is trying to move along to exchange quickly but hadn't mentioned anything about searches so I asked if they had been carried out yet. They said the searches had been carried out on the whole development but then never mentioned what the results were.

My question is do you actually get to see the results of searches or is it only for the solicitors to deal with?

New to this house buying process so confused as to why no mention about searches from solicitors even though its listed as a fee in our quote from them.

Thanks for any help anyone can give!

    Our solicitor sent us a copy of all the searches and asked if we had any enquiries about the results. A new build estate will have had loads of environmental reports, flood risk assessments etc for the whole site, but each property will need searches to confirm drainage, road adoption, bounderies etc. You should be provided with a report of the findings and access to all the information your solicitor receives.
    "Cheap", "Fast", "Right" -- pick two.

    Not much point even getting those for a newbuild - you know that the drainage is what the builder has put in (and isn't yet adopted), ditto for the roads, the boundaries are the ones which are newly-created, etc.

    Not exactly money-saving, and it's really not going to give you any information not already flushed out from the developer's planning application etc.
