Searches Advice pls

Hi All

We are FTB this is all new to us.
We have just had the searches back basically the solicitor has advised the following:
1. Indemnity policy at £100 plus vat for missing particulars.
2. If further enquiries are required from the Local Authority there will be an additional charge of £75.00-£100 plus vat.
3. Coal mining report £55.20 plus £36 admin fee.

Does this sound right or solicitor trying to get more money from us?

    What do they mean? Are they recommending you get an indemnity policy? What "missing particulars"?

    A fee charged by your solicitor? Or by the local authority? If they've got the search results, have they told you whether any "further enquiries" are needed, and if so about what?

    If you're buying in a coal mining area I would have expected them to order this at the same time as the other searches. Are you?

    In general, the "traditional" way of solicitors' fees would be for their quoted fee to cover everything vaguely standard, but these days many have gone for the bargain basement "basic" fee, and then find lots of complications each with their own additional fee - so, not just the Coal Authority fee for the report, but £36 for your solicitor to order it and check it. Nothing necessarily wrong with that as long as you realise how it works.

    Indemnity policy is for the missing particular C1 of the register which states that a title document is not held by the land Registry as it was not filed when the title was first registered.unable to report on covenants, restrictions and rights that maybe enforced.
