Why Surveyor Do I Choose?

I need a surveyor to check the house I’ve had an offer accepted. I’ve got so many different quotes that I don’t know if I should go with the most expensive, or midrange.

I would like a full survey (RICS level 3) with valuation. Ive checked reviews on Google and also Trustpilot. Should I go with a one man band? Who knows.

I’m finding the stress of buying a house painful.

    The "top rated" surveyor ended up sending be the completed form of someone from my parents home town rather than my own...

    So I went with the next "best" rated company (all the prices were pretty similar).

    Go with a local one,phone a few and ask questions to build up a rapport with them.

    I've bought a few properties over the past few years and came across a really good local one (just he and his wife) a few years ago and now wouldn't go back to a large company.

    Shop around a little,price is always a factor but its not always that you get the best from the most expensive one.

    How many of these surveyors have you actually spoken to?
    Have you got any specific requirements? Considering knocking down a wall? Extending? Have spotted damp yourself and want a specific comment on the cause, not just a vague damp-meter reading?
    Which one(s) were happy totalk to you about your requirements?
    Which ones said they'd be happy to talk through their report afterwards?

    I've just booked a survey as a FTB. I looked at companies local to our property (we're buying in an area known to have subsidence and wanted them to be familiar with what was normal for there!), requested a few quotes and ended up going with the one that phoned me to have a decent length chat about our requirements and steered us away from the more expensive building survey that wasn't required (whilst others had strongly implied the more extensive survey the better, regardless of the queries we actually had).
