    Yes, the next allegation could be he tried to sexually harass/ assault me, police are more believing of a female witness, rather than drag him off to jail. - Police do not make judgments on belief. Nor do we drag people of to jail. The police would need a necessity under Code G of PACE for an arrest, and in anycase that's 24 hours in the cells at most. And far more likely to be a voluntary interview.


    Set up a camera or at least have a phone audio record.



    So do tell, what's the Code G necessity for this arrest you are advising the OP to gets some gals round to prevent....

    change the locks and put there stuff on the street (not in the rain lol ) put stuff on street when they are there, if you are worried about damage. job done

    The Resident Landlord makes the rules and decides on whether the lodger is permitted guests. They can and some do say say no guests. It is the Residential Landlord HOME, the lodger is actually just renting a room. A Lodger is not a Housemate. If they want a House share with equal rights and more security then they should get a tenancy with another tenant House mate.

    No. There is a duty of care for any belongings left in the property. By all means box/bag the stuff up, but it must be stored in a safe location where it will not be damaged.


    Only if the (ex) lodger has failed to collect belongings within a reasonable time, and appropriate notice has been given, can the chattels can be left on the kerbside - However, there is a risk of being accused of fly tipping.
