Ex rtb with restrictive convents

I am
Selling my house and now I have had queries come
Back asking where the permission is for the rear extention
I brought the house off the council 14 years ago
And have extended the rear
I got planning and building control approval and signed off
But now
There asking for the restricted covenant consent
I knew nothing about this and the extention has been up for 10 years now and never had a problem with anyone about it till now
Every other house in my street have extensions most are doubles but mine is only a single story rear
Not sure really what to do my solicitor isn’t back till Friday now and god it has me worried now

    Sounds like you will need to purchase indemnity insurance for the extension, but don't go to the council first because then you won't be able to purchase the insurance.

    Just wait for your Solicitor to return and they will sort out the insurance for you. It usually costs around 0.01% the value of the property.

    Don't worry too much, this is quite common and can be resolved.

    Yea was reading about them Just hope
    The buyer will accept that
    and have read it’s quite common as like me most people don’t realise
    I applied for planning ,water board consent and building regs and even the neighbour objected at the time planning came out and still approved it although made
    Me bring it in from 4 meter to 3.75 meters

    And still nothing was ever said by anyone about the other convent restriction
  • The planning department won't know about any covenant restrictions you may have, hence why your planning permission was approved.

    Otherwise I’m
    Gonna have to go the the council to get it lifted
    I’m sure they will as most of the street had extensions a couple of people have even built bungerlows in there rear gardens
    Just have that feeling going that route will take ages
