Hi!
Just wondering if anyone could give any advise on how urgent these issues are that were highlighted as 3s on the report. Whether they are truly urgent issues and really need investigating?
Windows:
"overall fair average condition"..."general maintenance will be required"..."fire escape hazard due to design (I don't care about this) and "there is evidence of defective seals".
Now he hasn't alluded at all to where these defective seals are or whether they need replacing. It's just that line and then he moves on to something else. Is it worth ringing them to get more details? It seems like it's lacking important information.
Walls and partitions
"Rising and penetrating damp detected throughout the property...recommend a full timber and damp survey."
"There are cracks in areas...not necessarily considered serious, recommend minor filling and redecoration. There will however be occasions where minor repair will not always suffice and large replastering works will be required"
"There are signs of hollow areas in the plaster coats on walls which can be difficult to repair"
Floors
The usual 'unable to comment on condition' spiel.
"Appear overall fairly reasonable given age of house (circa 1900s)."
"There are areas where the suspended timber floors slightly spring, creak and or may have defective floorboards. Refixing and repairs will be needed prior to renewal of any floor coverings".
Is any of this really serious? I do plan on getting an independent timber and damp survey. Should I be worried about the floorboards or "defective seals" on the windows?

So in other words, stuff gets old, wears out, and needs to be periodically maintained and/or replaced?
