Japanese knotweed

So we moved into our house December 18, In March our neighbour tells us our two houses had Japanese knotweed, so they jointly got professionals in to clear it. Completed and signed off may 17. It’s come back. Neighbour has certificate and 10 year warranty, however as our sellers didn’t mention this, we don’t have any paperwork. The warranty was transferable, but only if done within 3 months of completion. Obviously we’re way past that, the company aren’t interested. Advice please

Your sellers were obliged to disclose it on their TA6 form. If a treatment plan is still in place the property is deemed to still be affected. Contact your solicitor.0

Just get some Roundup Provantage and spray it this month.

By all means get the roundup, but do not spray it yet, it is far too early in the growing season.
I wouldn't bother with the warranty stuff, not worth the paper.0 -

Agree, far to early to be spraying.
If it comes to it, you need to leave it to grow (which is counter-intuitive and quite hard to do as it heads for the skies) then in later summer/autumn either spray a couple of weeks apart or inject into the stem.The idea is that as it is dying back at the end of the season, it takes the chemicals into the rhizomes and is more effective in knocking it back. I've been treating my neighbours for the last couple of years and that's had more impact than spraying earlier in the season.All shall be well, and all shall be well, and all manner of things shall be well.

Is the seller of a property at any point obliged to inform their solicitor if the property has been affected by JK? I have a vague feeling that they are. If so - did they?0

Yes, it's on the TA6 form, question 7.8.0 -
