    Is the area where the cars are parked shown as divided into two equal spaces or two spaces with a gap between them?

    Good grief! 22 posts and the set-up is clear as mud!


    1) I assume this is all private land? And is not part of the Highway? The spare space could not be public highway parking...?

    2) Is the land clearly divided into 3 spaces? Marked out with lines? Or is it simply a plot that is wide enough for 3 cars?


    3) Look at your Title Plan. Look at your neighbour's Title Plan. Compare. Do the boundaries of your and your neighbour's areas of ownership meet, or is there a definite gap between them (ie owned by an unidentified 3rd party)?

    4) if there IS a gap (ie the middle parking space), then you have been parking on someone else's land (call him C). Only C can make you stop parking there. Your neighbour (B) can only stop youparking on HIS space.


    5) If there is no gap, then you have been parking one of your cars half on your land and half on your neighbour's. Your neighbour can make you stop, via the courts if necessary. This may explain the solicitor's letter.......

    6) It would be sensible to do a 'map enquiry' at the Land Registry. This will identify all the different registered Titles in the precise area - if the middle section of this land is registered (to you? to neighbour? to someone else) you can then buy the Title (£3) and see where the boundary is and who owns it.:

    The middle land may have been left as visitor parking or as parking for a possible third home that was never built.


    I think we all would like to see both deeds.
  • Two rusting Jags were parked for years in a sort of little layby up the lane from my old house, an unused field entry. They were probably a long forgotten restoration dream from a cottage opposite. Everyone moaned but they stayed there. My son walked past every day from school. One day he arrived home with a handle, sold on E*ay, then a switch, sold on e*ay, then other bits, all sold on E*ay - anything removable. Finally, one of his buyers asked for his address and came and took away the the remaining frames. Everyone happy!

    You are allowed to use the word eBay.....look....eBay, eBay, eBay....

    Are the parking space sizes designated in any way?

    Is there room for large car to be parked in the neighbour's space with your two cars parked?
