Ending Periodic Tenancy Advice

1) Do you have a CPT or a SPT? To understand the difference, read your tenancy agreement together with the post linked below. That determines how much notice you must give.
2) Remember in most cases notice must expire in alignment with tenancy periods - not just one, or two, calender months.
3) Once you've given (correct) notice, it is reasonable for the LL to require reasonable access for viewings. Note: 'reasonable access'- it is still your home. Ideally discussion on when/how often and whether in your presence or absence can lead to mutual agreement. But if this fails or the LL/agent ignores what has been agreed, change the locks.
4) obviously you need not pay rent for he final two months.
5) any disagreement over the deposite should be referred to the deposit scheme
* Ending/renewing an AST: what happens when a fixed term ends? How can a LL or tenant end a tenancy? What is a periodic tenancy?

I have no intention of doing anything untoward or breaking any rules.
I am just wondering how I would only give them one month notice when I have two months rent in hand with the agency? I plan on letting them know on the 28th (our normal rent paying day) that we are ending our periodic tenancy in two months time to coincide with the 2 months we have in hand. If I were to give only one month and use the 2 months I have in hand I don't know how I could get away with not paying the rent and not giving an explanation as to why.
The agency are used to us paying them the full rent every 28th, in case there was any confusion about how we paid and the frequency.0 -

at the end of the day it's up to you. I'd much rather have 1 month less hassle from them wanting viewings.

Well if I didn't mention anything to the agency and didn't pay them as normal on the 28th they would be on my case wondering why I have not paid, I would have to tell them something, I couldn't just say "I'm not paying" it would cause more problems than a few viewings would I think.

Exactly. you do whatever you feel is right.
But I wouldn't even answer the phone to them. There are no problems that can be caused by this.
A few viewings might be ok, but they may well get 10 a week and I wouldn't be happy with that.0
