Renting out spare bedroom through Airbnb

Hi all,
I've recently bought a 2 bed apartment(leasehold) in London and the plan is to get someone in permanently, in the spare bedroom, but I have family coming in about 2 months so thought doing Airbnb in the time in between would be best to make some money.
Is this route fairly safe to go WRT legal issues/insurance/mortgage provider etc?
Secondly, I was also possibly going to house-sit a friends place later on in the year and was, therefore, thinking to Airbnb the whole place out for those 2 weeks or so. I'm assuming this is more of an issue for the mortgage provider etc but is it really an issue for short term once offs?

Thanks for those replies. Does look quite complicated...
The lease is fairly generic and refers to things which aren't even there such as lifts etc so I can't take it too seriously.
Apparently, most of the apartments are rented out and a few people are doing Airbnb so not sure if it is an issue.
This is the wording in the lease:
Rent on under-letting: NOT at any time during the term hereby granted to underlet or permit the demised premises to be underlet except upon terms that the under tenant shall be liable to pay throughout the term of such underlease not less than the aggregate of the rent hereby reserved and the maintenance contribution.
Seems to be it's saying anyone that rents it needs to pay at least the ground rent and annual service levy or more...0
