What is the best way to keep your solicitors on there toes. We had our offer accepted on the 5 April and was allocated a solicitor via the mortgage providers. They don't seem in any rush to anything, take payment, keep in contact. Today we found out they have not been in touch with the sellers solicitors. Our guys said they have not been able to contact them, left multiple message and the seller people said they have no contact from our team. We do not know who to believe but they are both as bad as each other. We both have no chains and like everyone eager to get into our new potential home. I don't want to cause problems that they may intentionally slow, but my hubby is livid. I am thinking of emailing them every 2/3 days for an update - what do you feel?

I would be livid. Ask your solicitors for a copy of what they have sent to the sellers. Presumably they have kept copies (they are obliged to). That will inform you as to whether they actually have been pressing for this. As for the sellers - hassle the agents like crazy - they will press the seller to be pressing their solicitors.
This is all too familiar - the deal isnt done when the offer is accepted - that's just the start but buyers and sellers need to have solicitors that agree some level of service otherwise the deal has a heightened risk of falling over. Delay can kill deals.0 -
Clearly the solution is to select a solicitor in the first place whoWhat is the best way to keep your solicitors on there toes.
* you've met and trust
* has reassured you that you can contact them for updates when you want
* has convinced you they will keep you informed
* is nearby and happy foryou to pop in for face-to-face discussions of issues if they arise
Only be meeting a solicitor can you really be sure if they are approachable and helpful.
Of course, the cheap internet-based conveyancing warehouses won't meet any of the above, but you get what you pay for. Yes, this is a moneysaving site, but sometimes moneysaving isn't the be-all and end-all..........0 -
yes it is a lesson we are learning very clearly. i thought as the bank had suggested them they would be at least professional.
Well we will just have to keep pushing and keep everything crossed.

If you are getting no response I would be phoning them now, and once a day at least until I do get satisfactory information on the progress, not every 2-3 days. I'm not usually one to be pushy but this seems like a situation where those that shout loudest might get the quickest response and as you are being polite you keep falling to the bottom of the list.0

When you say 'our guys' who do you mean? the EA or your actual solicitors?
Are the two offices actually communicating with the right people at the other? If the two solicitors' offices are large, maybe you need to trace the problem to a named individual in each (sellers' and yours) and make sure they know who their counterpart at the other solicitors' office is and how to contact them. Short of everything going into spam filters, I really can't see how this is happening.0 -
Have you spoken to the EA? You say the property is no chain. Why?
When was your mortgage approved?
Has your solicitor asked for the payment of the search fees?0 -
Just to answer some questions
Albala: our guys (our solicitors). I think the problems has been our solicitors have been contacting Purple Bricks estate agents and not the team dealing with the legal size of the sale.
Thrugelmir: We are leaving rental property and the seller is living with his partner so it not buying a new property straightaway, so has no chain on his side.
We have not spoken to the EA until yesterday, we have not had much contact with them as we always speak directly to the seller the offer went directly to the vendor .
Our mortgage was approved late April/first week in I think. I don't have the papers with me.
I had to chase the solicitors to pay them and that was only done 9 May. This is when I started to worry they obviously don't see any urgency on this project. When I paid, they said they would start the searches but did not mention they had not been in contact with the vendors solicitors.
I am putting down to thinking I was getting a deal using one of the banks listed solicitors - not spending the funds to get an independent to do a proper job and naivety.

That's one way to ensure you are never called back. It's been 5 weeks? I think you're being optimistic. I'd be surprised if you're moved in my August.
