Anyone advise me please?

Long story but we have been looking to move from a 2 bed to a 3 bed for a really time but have always put it off as 3 bedrooms rental properties in this area are so much more expensive. We have been given an opportunity by a family friend to move into a 3 bed rental they own for not much more than we are paying now.
He uses a letting agency with who have huge fees and has said he is going to tell them he is happy and knows us to try and avoid the referencing fees.
We probably won't hear until the end of this week and I am exceptionally impatient and just want to know whether that's doable.
Anyone any experience with this? Is it likely?

  • That's great Thank you so much. He's a really good guy so perhaps this Is how is getting round it for us. He said about us moving in at the end of August and we have to give 2 months notice here so would make total sense! The agents fees were in excess of £800 an this would have meant it wasn't doable with the deposit as well.

    The leting agent works for the landlord.


    If the LL tells them to offer you a tenancy agreement, that's what they must do. No iffs or buts - it's the LL's decision.


    Of course, if the LL is not confident and allows the agent to call the shots, well, then the agent miht insist on credit vetting etc. If before June 1st the agent can charge you. If after June 1st the agent will (probably) charge the LL......

    General advice is not to let to friends or family. Not sure how close the link is with this 'family friend'? Would it be awkward if you couldn't pay and had to stay to be evicted, or if they wanted to keep some/all of your deposit when you left due to issues, or anything else cropped up which might make it awkward? Hopefully all would be fine, but worth thinking about.
