The really scary part for LLs is the trend on reality property TV shows of the tenant asking for a grand or more cash to move out peacefully without smashing the place up.

Wise landlords will pay the cash to avoid several thousand pounds worth of damage to the property.

Whenever a tenant is unhappy these days they usually smash the place up before they go.

LLs would do well to keep their tenants happy at all costs.

Well there is an insight to how I assumed your mind works, and of course yet more rubbish.
One of the biggest mistakes a tenant could make me is try and threaten and blackmail me, the biggest would be to actually smash the place up for no reason. Should he do so he had better make himself untraceable.

No, I’m a tenant and simply would not behave like that.
Decent landlords get decent tenants and vice versa,
Yeah, I find that. I'm letting a £1 million -ish place and it always lets to professional couples. If something breaks I just replace it. Once it let to three people; it's only got one bathroom and they asked for a bigger hot water tank as two showers emptied it. Seemed reasonable to me so I fitted a bigger hot water tank because why not.

None has ever failed to pay on time, and in 15 years I've never had a void of more than 2 weeks.

The key thing is that my class of tenant sees a nice property, aspires to own something like it and looks after it. Scrote tenants know they'll never own jack 5hit so they wreck it to spite those who do.

Of course the million pound houses don’t get the type of tenants who ask for a thousand pounds in cash to move out without smashing the place up
Nothing has been fixed since 2008, it was just pushed into the future
