Return of deposit

Hi a quick question ...

We moved out if our rental property a week ago. We've been there about 6 years. We had an inventory when we moved in, but no one has talked about an exit one (we haven't done one and the agents marketing the property/the landlord haven't even mentioned one).

We didn't take photos but the agents have for listing purposes and it's now up for rental.

Do we wait / contact the landlord? Are we supposed to be notified of an inventory inspection before they carry it out and when?

    Hopefully you have at least taken meter readings and closed all utility accounts.

    The checkout inventory is largely to the benefit of the Landlord since they will have difficulty claiming any damages without it. So it may well have been done after you vacated.

    If you don't hear about deposit return soon then log in to the relevant deposit protection scheme and start a claim.
  • Thank you - yes we've forwarded meter readings, had people look round, had a cleaner in, closed accounts, fowlrwaeded post etc. Never had a problem with landlord although she has never done an inspection. For some reason I thought we would be told when the check out inspection works take place.

    I understand that if a check out inventory is done it should be completed within 10 days of the check out.(whether that's calendar days or working days is unclear)...but I've always found it to be a good indicator of what to expect!


    If you haven't heard anything by that time a polite email to the LL or agent might be a good idea requesting a time frame for your deposit return.


    Alternatively you can just log into the deposit scheme and request your deposit back...

    There is no hard and fast rules on check out inspections or deposits.


    You should reclaim it from the scheme on day 1 and go from there. If the LL is willing to play ball then no issues, if not you have started the ball rolling

    Your deposit should be returned within 10 Working days.
    So check it has been protected and start a claim.
    After 6 years the property will need to be refurbished/ painted and you should dispute any deductions. Fair Wear and Tear !
    So unless the doors are hanging off and holes in the property ? The Landlady should give you your full deposit back.

    It will be held in one of three schemes, so shouldn't take long to check
