    Yes, fair point. What I have in mind is them spending more on advertising and better positioning, getting colleagues and other branches involved etc. as Phoebe says. I realise they cannot magic offers out of nowhere but they can work harder to see what is out there rather than going for the easiest and quickest sell.

    Why would you stick with one agent?
    More than one often makes you look desperate, so expect lower offers. I never use more than one at a time.

    Yes - looks like a desperate attempt to achieve the unbelievable, price-wise, especially when the ads appear on the same page of rightmove search results.

    I'd only really expect the agent to be able to drive the price up if you have something unique or if there is high demand.

    Well, luckily the place is only with one estate agent but it is already on the market. It’s my father’s flat (he is now in care) and my sister jumped the gun on marketing it so I would need to open a renegotiation with the agent. Since we are considering adding to their commission (not taking anything away from them) I guess it’s a question of what extra they could do if we incentivise them, with an understanding that they have a fixed period of time to get results. We are in no hurry to sell and while it is not a unique property it is rare.
