land next to my house being auctioned!

Hi we are currently putting our property on the market. i was looking uo house prices for our area and discovered that the smallish area of land that is right against my low level garden wall is up for auction with potential residential development for up to two properties! we have a completely private back yard at the moment and it would be hugely restrict our sunlight and privacy if anything were to be built there. I am shocked that we have not had any notice of this.
I really don't know what to think or where we stand with this. any advice?

    Unless Planning Permission has been applied for there is nothing to notify you of.

    Check with your local council.

    As far as I know, you'll only really see notice when any applications are lodged (usually with copies tied to local lampposts, etc). You certainly won't be told when something next to you goes up for sale.

    No need for neighbours to tell you that they're planning to put their properties up for sale.

    I take it you've heard nothing about any planning applications? Auctioneers are often optimistic about how much development potential their lots have.

    If you want control over what happens, then buy it!

    you only have a right to light through windows / doors - not generally to your garden
    planning law will help you to some extent in relation what can be built / being overlooked etc
    but presumably you have known about this land for some time and presumably you hadnt assumed that at one stage someone might want to build on it.

    Best get it on the market chop chop and get it sold.

    Let them find out when the land is sold and planning permission goes in.

    This could be good for you... Whoever buys the plot next door may well be willing to buy yours, too, and get better development opportunities.

    It's been referred to as a yard, so I doubt it.

    OP, you're moving out and no one has applied for permission yet. Just get the house sold.

    Almost any land has potential for residential development.

    Whether permission is granted for actual residential development, and whether that development is commercially viable is a different matter entirely.
