If the T&Cs were not provided at the outset, they will not be binding.
You should just bite the bullet and ask your agent for a copy of the T&Cs. Otherwise you are just floundering in the dark.
You can simply walk away from the agent. You don't have to sell at the price they are suggesting - if you want to require a price of £100 million or above that's your prerogative.
The risk you will face is that - if you sell the house through a new agent without properly terminating your contract with the original agent - you might find yourself liable for 2 sets of estate agent fees.0 -
Well i bit the bullet and emailed them letting them know we want to move away from them as we felt we weren't getting the service we signed up for. They emailed back immediately saying we need to give 28 days notice so I have done so. Thanks for all the responses.0

Ensure you ask the estate agent for a full list/details of all people they have had viewings for
This will save issues if you go to another agent in a months time and they try to claim commission as well0
