Broken window & deposit not protected

Hi

I’ve just realised that a window fitted in my flat in November has a crack on the inside pane, (double glazed) it’s not been smashed as where it is I can’t reach (a kitchen table is in front of it).

Due to it being a new window I’m a tad worried that the LL is going to blame me.

Is this something that can just happen, could it be poor fitting?

I’ve just found out my deposit isn’t protected but I don’t want to leave my flat so I don’t really want to use this as leverage.

In addition I’ve been in the flat for nearly 2 years agreed to a recent rent increase as although the flat is slightly over market rate I haven’t had any issues and I don’t want bad feelings or hassle plus the increase was only £25 pm. Other than a door issue and a blocked toilet at the start of the tenancy I have never contacted the LL for anything. Eg I haven’t caused them any headaches.

This will only become an issue when you leave. When you leave use the deposit being unprotected as leverage? - I don't understand the dilemma.

Sorry are you saying im rude?

Not sure what was rude about it. But to clarify I was just being practical - IE the LL cant claim anything before your tenancy ends. And when it ends you have a counterclaim.

I’ve been around for years (I just rarely post).

I thought he had disappeared (clearly not).

He’s advise is always rude, GM etc is normally helpful within the rudeness. Thankfully I’ve found how to ‘ignore’ him.

I don't mind - was being helpful. Somehow that's considered rude. ah well c'est la vie.

Comms, don't cry, we luvs ya  :kisses3:

    Not rude at all.

As for the window, presuming I had been a good tenant (not elaborating, just general stuff that's presumably self explanatory), I would be telling the landlord that the window fitter had f'd up if it was that recent. tbh I'd be more shocked that the LL wouldn't believe me! It's pretty hard to actually break a double glazed window once fitted so I'd be putting the blame firmly back in their court early on.
2024 wins: *must start comping again!*
