    I'm not ignoring your lengthier response but I honestly do not have the time or the energy or the inclination to try and prove you're wrong and I'm right. Not everything is black and white and it irks me when people paint the world that way.

    As I said before, BTL landlords who have relatively hassle free experiences are not going to shout about it. It is human nature for us to want to share our gripes and frustrations with every man and his dog but that distorts our perceptions sometimes.

    And in response to your question-I am keeping quiet about it but unfortunately don't have the money to buy them all up.

    I absolutely don’t think the world is black and white.
    If you are happier with the risks of tenants not paying and boilers breaking down and I’m happier with the risks of a globally diversified portfolio then that it absolutely fine.
    I’m just saying we all should be honest about the risks, costs and work.

    I agree that likelihood has to be taken in account.
    Bad experiences with tenants are less likely than things going well.

    The issue that some of us have with a single BTL is that having one tenant means you could have a bad experience whereas if you diversified your portfolio across geographies and asset classes then there is a much reduced chance (a bit like have 300 tenants rather than 1).

    I have no issue with people doing whatever they prefer but you should recognise that many of us don’t want to offer our free time for free and consider work to be a cost. I am pretty sure I’m not alone in that and I include landlords I know well in that.

    All of the landlords I know have done well, but many bought in previous decades.

    Other opportunities is also something to be consider (which I’m not sure has been done in sufficient detail). I mean

    Some people have access to free money from their employer. E.g. employer matched 5% pension contributions. This free money should always be taken even if the minimum is contributed.

    Some people have salary sacrifice available. This can lead to tax relief, NI relief, sometime employers NI and lower tax rates on other income (I pay 7.5% on dividends because I salary sacrifice to leave my basic rate tax band available).

    Some people have access to benefits if they salary sacrifice. Again this is free money so should be strongly considered if it’s affordable.
