Turning a bedroom into en-suite - how difficult?

    AnotherJoe has raised the very good point that single people in London don't buy three-bedroom houses to rent out a room to a lodger.

    You should be looking for a two-bedroom flat (or, maybe, a house). Unless you're an oligarch, London doesn't need or want unoccupied rooms. And turning unoccupied rooms into bathrooms is very much the wrong way round.

    Yep I should perhaps have given some reasoning !
    Turning a 3 bed into a 2 bed will likely wipe out the financial benefit of having a lodger. No point being able to afford to run it if it loses you say £20k at sale compared to it remaining a 3 bed
    Added to that, This particular house seems ill suited to turning this bedroom into a bathroom - too expensive.
    If you must have a three bed then pick one where there are already sufficient bathrooms
    Otherwise pick a 2 bed that has sufficient, which as said is more likely to be a modern apartment.

    You either have a standard 4" waste (which is normally the preferred option) or you have to have a Saniflow (which are the foulest machines in Christendom and were invented by the French and exported here as retribution for Waterloo and Agincourt).

    Agree with above - wrong property. You're probably knocking £30-70k off the value in order to make a few hundred a month. Doesn't really make sense. I'd rather buy a 2 bed house without the need for a lodger. Would be cheaper. Or a 2 bed/2 bathroom flat/house already laid out like that.


    For what you'd knock off the value, it would be more cost effective to look for maybe a 2 bed house and convert the loft putting in one bedroom and a bathroom. Still don't really get the point of spending £40k-ish just to make a few hundred quid a month though.

    I'd like two bathrooms too - but not at the expense of a bedroom (especially in London where the average bedroom will be costing in the region of £50k+!). If I was that desperate for two, I would buy an already converted house, or a property purpose built with 2 bathrooms.

    I'm going to stick up for the Saniflo.

    They serve a purpose and they don't break down often, touch wood. Of course they're nowhere near as efficient as the typical cheap piece of plastic tubing tilted at the correct angle that you rarely need to think about, but they serve a purpose.

    Our first one lasted five years with no issue, until it died. I think five years is the average life. The latest one is up to nearly three with zero issues - and it's used constantly as there's six of us in the house with two bathrooms and no downstairs loo.

    Give the choice of ensuite or no ensuite, I choose ensuite.

    My Mum had a saniflow and it was great, no problems and was still in use without a problem for 7 years
